Fountain Valley City Centre –
An approximate 300,000 sq. ft., 3 building complex located in Southern California. Accomplishments included a lease renewal with Ceridian Corporation for 129,000 sq. ft. over 9 years with lease value of $32M and a new 100,000 sq. ft. lease with Cash Call, Inc. valued at $17M.

Von Karman Corporate Center – A 465,000 sq. ft., 9 building office complex located in Southern California. Completed multiple new and renewal lease transactions including The State of California for 28,000 sq. ft. and Chicago Title for 17,000 sq. ft. respectively.

Industrial; Research and Development (R&D)
Savi Tech Center –
A 365,000 sq. ft., 4 building R&D complex located in Southern California. List of accomplishments include retaining and expanding Viasys Healthcare within the project. Scope of work consisted of converting a 105,000 sq. ft. R&D building (20% office/80% warehouse) to 140,000 sq. ft. office/R&D building by adding 35,000 sq. ft. mezzanine (80% office-lab/20% warehouse-manufacturing).

Retail
Yorba Linda Retail Center – Converted former R&D building into 60,000 sq. ft. retail showroom for furniture store, on behalf of owner, as part of a general conversion effort to match changing demographics, demand, and competition in surrounding community.

Receivership & Consulting

Residential
Emery Bay –
A 424 unit condominium conversion project located in Emeryville, California; assignment included supervising sales and marketing efforts for converted units, managing remaining rental units, working with the HOA on maintenance and operational issues, and overseeing review of podium construction.

Capistrano Terrace – A 152 unit mobile home park located in San Juan Capistrano, California; scope of work included operating/maintaining the property and collecting rents, coordinating geotechnical reports regarding soil subsidence, working with city to resolve code violations resulting from same, and continuing efforts to protect property from further damage.

Sunnygate Apartments – A 162 unit apartment complex located in Fresno, California; scope of work included conducting comprehensive review of leasing activities, addressing deferred maintenance concerns, property and liability insurance analysis, and overseeing day to day management of property.

A 150 unit condominium conversion and retail project located in San Diego, California; scope of work included executing regulatory submission as part of final conversion, supervising sales, marketing, and customer service, managing day-to-day operations, addressing HOA funding issues, and resolving ancillary construction defect litigation.

Retail
South Coast Home Furnishing Center –
A 321,000 sq. ft. specialty retail center located in southern California; Scope of work included supervising property management, coordinating loan modification discussions, and leasing and marketing asset for disposition.

Operating Business
A&J Cheese –
A food products manufacturer and distributor located in Corona, California; assignment included managing ongoing operations, forensic accounting, analyzing accounts receivable, investigating and liquidating existing inventory, and selling the business.

UFC Seafood – Asian food importer and distributor located in Los Angeles, California; assignment included negotiating more than 100 separate sales of more than $1 million in perishable and non-perishable foodstuffs, dry goods and personal property, reviewing and adjusting company’s accounting systems to reflect accurate inventory values, and instituting a comprehensive collection plan.
