A 49 lot residential subdivision consisting of furnished model homes, production homes, finished lots, unimproved land and a 32 slip marina in northern California; scope of work included managing the property, completing infrastructure improvements, administering the Home Owners Association, and ensuring compliance with Army Corps of Engineer permits.

Peppertree – A 456 unit gated residential subdivision including model homes, production homes, finished lots, and unimproved land in southern California; assignment included stabilizing the asset, assessing and securing relevant entitlements and permits, supervising day-to-day operations, completing necessary infrastructure improvements, and preparing asset for bulk sale.

Seasons at Tradition – A 1,200 lot planned single-family home project with 91 sold homes, 76 partially completed units, 278 graded lots and additional raw land located on over 200 acres in Florida; scope of work included preserving the property, managing remaining entitlement issues, overseeing remaining construction, working with existing Home Owners Association, and compiling the necessary due diligence information for potential sale of the property.

Belaire at Boca –
A 500+ unit condominium conversion project with multiple clubhouses, fitness center, three swimming pools and tennis courts located in Florida; assignment included engaging third party sales and management team, conducting financial projections for the property, consulting with the Home Owners Association and recommending capital improvements.

The Casitas at Spring Creek – A 50+ unit equestrian themed townhome project located in southern California; scope of work included overseeing finish detail of construction, managing customer service effort related to marketing and sales of units, and providing operational/financial reporting to the parties.
Ventana – A 90 unit residential and retail development located in Tampa, Florida; assignment included securing and stabilizing the asset, coordinating operations and maintenance with the existing HOA, and implementing new sales and marketing effort related to remaining unsold units.

Shanty Creek Resort & Club –
A golf and ski resort encompassing 4,500 acres located near Traverse City, Michigan. The scope of work included overseeing day-to-day operations, implementing an updated marketing campaign, and executing certain capital improvements.

Tamarack – A 7,000 acre residential and resort hybrid community located near Boise, Idaho; scope of work included supervising winterization efforts, coordinating regulatory/environmental efforts, managing resort operations and employment issues, and reviewing and addressing various ongoing legal matters.

Hypoluxo –
A 108 acre parcel of unimproved land located in Florida; assignment included securing the premises, working with city to resolve county code violations, and implementing sales and marketing effort.

Office Buildings
Rainbow Sunset –
An approximately 110,000 sq. ft. office building located in Las Vegas Nevada; assignment included property management, addressing deferred maintenance matters, marketing and leasing services.
Mervijeh – An approximately 15,000 sq. ft. office building located in southern California; scope of work included resolving departure of owner/lessee as anchor tenant, stabilizing building infrastructure and services.

Shopping Centers
South Coast Home Furnishing Center –
A 321,000 sq. ft. specialty retail center located in southern California; Scope of work included supervising property management, coordinating loan modification discussions, and leasing and marketing asset for disposition.

Forum Shops – A 37,000 sq. ft. shopping center located in Broward County, Florida; assignment included overseeing property management, leasing services, and working with Lender on disposition strategy.

Operating Business/Forensic
Gordon Rush Inc. –
A national manufacturer of shoes and leather goods with headquarters located in southern California; assignment included taking control of the business premises, securing inventory and related assets, operating the business, and exploring disposition options for the benefit of all interested parties.

Other Advisory Solutions

Disbursing Agent
A fully entitled, 130 lot, partially built-single family home development located in Riverside County, California – Structured a private workout solution with Lender and Borrower to manage funding and construction efforts including reviewing, approving, and processing draw requests, subcontractor payments, lien releases and general reporting functions.

Validating Agent
A partnership dispute related to an agricultural business located in southern California – Worked with parties’ counsel to privately resolve dispute by establishing an independent 3rd party agent to review company financials relating to allegations of commingled expenses and mismanaged operations.

Independent Accountant
A purchase/sale transaction dispute involving an operating business with outlets located throughout Nevada – Worked with parties and Court to establish an Independent Accountant to analyze relevant terms of Purchase and Sale Agreement and review invoices and other documents to provide a valuation of working capital at time of sale in order to conclude transaction.

Real Estate Development - Governing Documents
A $155M mixed-use residential/retail development located in downtown San Diego – Oversaw the creation of project’s post-construction governing documents including updated Covenants, Conditions & Restrictions, Bylaws, and Rules & Regulations to account for features including retail space, tower and townhome units, fitness center, swimming pool and spa, other common areas and related voting rights and operational concerns.

Real Estate Development - Purchase and Sale Contracts
A stalled 168 unit condominium conversion located in Chula Vista, California – As part of a team of consultants engaged to take over operations, reposition the asset, and complete sales effort, responsible for updating sales documents to comply with applicable laws and DRE requirements for conversions located in the master-planned community district.

Construction Defect Litigation
A 120 unit condominium project located in southern California – Represented Developer in coordinating the defense of a construction defect suit filed by the Home Owners Association against Developer, General Contractor, and various trades responsible for construction and maintenance of the project. Responsibilities included coordinating with counsel, analyzing existing insurance program and coverage, and assembling relevant information to rebut various claims.
